Montenegro Even prior to its separation from Serbia, Montenegro was already one of the most popular countries among Russian buyers of overseas property. Our compatriots are attracted by congenial climate, similarities between cultural traditions of our countries, visa-free entry and low prices. When buying property in Montenegro, Russians pay specific attention to its proximity to the sea. Russian middle-class mostly demands apartments, located up to 800m away from the seashore and offered directly by developers. Russians are interested both in new luxury homes and units on the secondary market. Homes offered directly by owners are also well-demanded in Montenegro, since they are sold quite cheaply. If a Russian buyer states his wishes in a simple manner: “I’d like to buy a property in Montenegro”, first and foremost will he be offered the suburbs of Budva (140), which boasts a remarkable ecological environment and pristine clean Adriatic sea. Local prices are also quite high, though. Cheaper properties are located on the shores of Kotor Bay, for example, in the towns of Herceg Novi (55) and Tivat (38). Russians are often interested in the city of Bar (72) and its suburbs. The city of Ulcinj (666), located on the country’s south, despite possibly the best beaches in Montenegro, is not that well demanded.
